In some cases, Cap rate is also calculated based on estimated returns, in which the figures can go higher than 10. Investors should identify how the cap ratio has been derived and take an investment decision based on informed choices only.



Business property investors also look to increase profits by selling available space to tenants willing to pay higher rent, reducing expenses and periodical rent reviews. It is also essential to have good management capacities and expertise maintaining the profitability of your property.

Location is of prime importance. The property should be at an easily accessible location, without unpleasant sights or smells around. Quick access to the property – a short drive for the tenants and their clients is of prime importance.
